FOUNDATION:
- To be poured concrete to satisfy Massachusetts Building
Code.
CONSTRUCTION MATERIALS:
- Lumber will be used to satisfy or exceed building code.
ROOF:
- Thirty year architectural asphalt shingles chosen from
builder's selection. We reserve the right to make color
selections for you in order to keep to a common color scheme.
( Onyx Black, Brownwood, Estate Gray)
BASEMENT:
- Floor of basement to be approximately four inches poured
concrete.
EXTERIOR SIDING:
- Cedar clapboards with fluted corner boards, first floor
window pediments, decorative trim and vinyl shutters. Design
and installation of decorative trim at builder's discretion.
Front door to have entrance trim with pediment.
EXTERIOR COLORS:
- Body on house will be stained and chosen from Sherwin
Williams Heritage collection or paint chart provided by
builder.
- All trim on house will be painted white.
- Front door color chosen from Sherwin Williams Heritage
collection or paint chart provided by builder.
GARAGE:
- A two-car garage with two 9 x 7 raised panel garage doors
and two remote garage door openers.
DRIVEWAY:
- Driveway will be one (1) coat binder/asphalt with the
width at builder's discretion.
GRADING:
- Finished grading will cover all disturbed areas except
where there are trees. Back filling, rough grade and final
shaping of the lot will be left to builder's discretion.
All disturbed areas will be stabilized at discretion of
builder.
LANDSCAPING:
- Landscape package - 15 shrubs and 1 Ornamental Tree at
front of foundation. Layout to be determined by builder.
Hydro-seeded front, side and rear yard.
- Colonial red brick paver walk way with design at builder's
discretion.
- Sprinkler system to cover all landscaped areas with installation
and design at builder's discretion.
CLEANING:
- The house will be broom clean and ready for occupancy
prior to closing.
FRONT STEPS:
- To be custom built in brick.
FIREPLACE:
- 36 - zero clearance gas fireplace in family room and master
bedroom with colonial mantle to include fluted trim, dentil
molding and St.Moritz marble surround located.
WINDOWS/DOORS:
- All wood windows to be double hung with insulated glass:
grills are in the air space. Screens included but not installed.
All exterior doors will be insulated and fiberglass.
WALLS/CEILINGS:
- To be skim coat plaster over blue board with sand finish
ceilings.
- Walls and ceilings in both garage and closets will be
textured finish or at builders discretion.
- Ceiling height to be approximately eight feet on the 1st
floor and eight feet on 2nd floor.
INTERIOR DOORS:
- All interior doors will be Colonial six panel Masonite,
hollow core with Schlage or equivalent hardware.
INTERIOR TRIM:
- Casing will be 2 ½ inch finger jointed
- Windows will be picture framed.
- Baseboard will be three and one half inch finger
jointed.
- The dining room to have crown molding, chair rail
and picture frame style raised panel moldings. Living room
to have crown molding and chair rail. Library to have crown
molding and chair rail. Oak staircase with half wall at
the top of the stairs capped with poplar and painted.
FLOORING:
- Carpeting in all bedrooms.
- Tile in all baths and whirlpool to have two-foot
ceramic tile border.
- Pre- finished Hardwood in the following areas:
* Entire 1st floor area except for half bath
* 2nd floor hallway
Note: Hardwood can be substituted for tile flooring wherever
desired.
PLUMBING / BATH FIXTURES:
- To satisfy all Massachusetts building codes. Rough plumbing
for ice maker. Water spigots at front and back of house.
- Toilets and bathroom sinks to be Elger standard or
equivalent.
- Kitchen sink to be Elkay or equivalent.
- Fixtures to be white.
- Symmons valve or equivalent for shower, tub / shower
and whirlpool.
- Five foot combination fiberglass tub / shower in
common bath.
- Laundry room to have fiberglass pan and floor drain
for washer.
- Delta Signature chrome pull out kitchen faucet Model
# 472
- Delta single handle chrome bathroom faucets Model
# 520 -WFMPU
- Master bath to have 36 - x 72 - drop in whirlpool
with Delta polished chrome finishes and 3'x 3' shower with
chrome door.
* Pedestal sink in half bath
* 48 - vanity common bath with single sink
* 72 - vanity master bath with double sink.
* All vanities to have cultured marble tops chosen from
builder's selection.
Note: Builder will provide mirrors to fit
over vanities and/or pedestal sink.
ELECTRICAL/LIGHTING FIXTURES:
- Main Electrical service to the house will be underground.
There will be two hundred-amp service. Builder will determine
electrical layout. Builder reserves the right to locate
all telephone, cable, switching, doorbells, etc. Builder
will provide you with a list of fixtures required for the
layout provided. To satisfy all Massachusetts wiring code.
- The following will be included:
* Twelve recessed lights, seven cable outlets and seven
telephone outlets
* Wiring for two wall sconces in foyer
* Two fixture outlets at front door and two fixture outlets
at garage doors.
* Two pendant lights over five foot kitchen island.
* One floodlight with motion / photocell sensor under common
bath window.
* Wiring for ceiling fans in master bedroom, sun room and
family.
* Wiring for switched outlet in master bedroom, sun room,
sitting room and family room.
* Wiring for post light with location at builder's discretion.
INTERIOR PAINT:
- Interior Walls will have one coat of primer and a
coat of flat latex paint.
- Interior woodwork/doors to be painted white with
semi-gloss paint.
- All interior colors to be chosen from Sherwin Williams
Whites & Lights collection or paint chart provided by
builder. If more than one color is chosen there will be
an extra charge of $200.00 per room.
KITCHEN:
- Cinnamon Maple kitchen cabinets and vanities chosen from
builder's selection.
- Raised panel style doors, crown molding, dove tail drawers
and under mount glides included with cabinet.
- All kitchens designed for standard size double oven, gas
cook top and refrigerator.
- Granite counter tops with 4 - backsplash and single bowl
stainless steel sink. Granite colors chosen from builder's
selection Absolute Black, Toasted Almond - Ghibli, Green
-Verde Ubatuba, Ivory /Cream - Shivakashi and Grey/Red -
Dakota Mahogany.
- Knobs / handles will be chrome or brass chosen from builder's
selection.
NOTE: The layout of the kitchen and vanities
will be according to the plan and the builder's discretion.
Please expect minor deviations in layout.
HEATING AND HOT WATER:
- Gas-two zones forced hot air with central air. The
system will consist of one (1) unit in basement and programmable
digital thermostats. Design and layout according to builder.
- Gas - hot water heater will be fifty (50) gallons.
SEWER SYSTEM:
- Private sewer is available
SMOKE DETECTORS:
- Smoke detectors will be installed to comply with State
code.
MISCELLANEOUS:
- Closets will have vinyl-coated shelves.
- Pull down stairs
- Energy efficient windows
- 12' x 12' pressure treated deck off rear slider with mahogany
decking. Stairs and design of deck at builder's discretion.
- Standard alarm installed by builder at no cost if buyer
signs monitoring contract with alarm installer. Design and
layout determined by builder.
- Master bedroom to have tray ceiling with design at builder's
discretion.
- Master Bath to have cathedral ceiling with design at builder's
discretion.
- Sun Room to have cathedral ceiling with design at builder's
discretion.
- Rough in central vacuum only, with design at builder's
discretion.
- One electrical outlet at panel and two utility lights
in basement..
ALLOWANCES:
* Carpet allowance is $18.00 per square yard from builder's
selection. The allowance includes carpet, pad and installation.

* The lighting fixture allowance is $750.00. We are not
responsible for damaged material, missing parts, bulbs,
defects, etc. of items provided by buyer.
* Appliance allowance is $1,500.00 (Appliances to be chosen
from Tri - City Sales)
* Ceramic tile allowance is $3.00 per square foot. (Ceramic
tile to be chosen from Boston
Tile)
* Please note: allowances to be paid to
buyer at closing.
