FOUNDATION:
- 3000 psi concrete with steel rebar where required;
damproofing for foundation coating; ¾" crushed
stone and 3000 psi concrete in basement floor.
CONSTRUCTION MATERIALS:
- 2x4 exterior walls, 2x4 interior walls; 1/2 fir plywood
for roof; ½ plywood sheathing; ¾ tongue and
groove Advantech decking for all floors; floor and ceiling
joists as required by plan.
ROOF:
- Owens Corning or equivalent thirty year architectural
asphalt shingles chosen from builder's selection ( Onyx
Black, Brownwood, or Estate Gray); 15 lb roof felt paper
and ice & water shield where necessary.
EXTERIOR SIDING:
- Vinyl Siding; first floor and second floor window pediments;
raised panels and dentil molding; vinyl shutters front of
house chosen from builder's selection. Design and installation
of decorative trim and shutters at builder's discretion.
GARAGE:
- Two car garage with (2) 9 x 7 steel raised insulated panel
doors with automatic wall openers and remotes.
EXTERIOR COLORS:
- Body on house will be stained and chosen from Sherwin
Williams or Benjamin Moore charts provided by builder. Front
door color chosen from Sherwin Williams or Benjamin Moore
charts provided by builder.
- All trim on house will be painted white.
DRIVEWAY:
- Driveway will be one (1) coat binder/asphalt on required
gravel base with the width and design at builder's discretion.
GRADING:
- Finished grading will cover all disturbed areas except
where there are trees. Back filling, rough grade and final
shaping of the lot will be left to builder's discretion.
All disturbed areas will be stabilized at discretion of
builder.
LANDSCAPING:
- Landscape package - 10 shrubs and 1 ornamental tree at
front of foundation. Layout and design to be determined
by builder.
- All disturbed areas raked, then hydro seeded or mulched.
- Colonial red brick paver walk way to front of house with
design at builder's discretion.
- Front steps are red brick with limestone treads and bluestone
landing.
FIREPLACE:
- Family Room to have 36" Lennox gas fireplace or equivalent;
colonial mantle to be painted white & include fluted trim,
dentil molding with Antique Beige marble surround.
WINDOWS/DOORS:
- Norco or equivalent wood windows to be double hung with
insulated glass: grills are in the air space. Screens included
but not installed.
- All exterior doors will be insulated fiberglass doors.
WALLS/CEILINGS:
- To be skim coat plaster over blue board with random
sand finish ceilings.
- 8' 0" ceilings first floor and 8' 0" ceilings
in second floor.
- Walls and ceilings in garage will be textured finish.
INTERIOR TRIM:
- 2 1/2 " colonial casing with 3 1/2" baseboard;
all windows to have stool cap
- Interior doors will be colonial six panel masonite;
hollow core with Schlage or equivalent hardware.
- Dining Room to have crown molding, chair rail &
picture frame style raised panel moldings (chair rail &
below to be painted white).
- Living Room to have crown molding & chair rail.
- Main staircase from 1st floor to 2nd floor to be
oak with a post to post rail system, oak treads, oak railing,
pine risers and second floor half wall to be blue oard /
plaster & capped with poplar and painted white.
FLOORING:
- Carpeting in all bedrooms and family room.
- Ceramic tile in all baths; top of whirlpool and deck
to have ceramic tile; one foot tile border around the whirlpool.
Front of whirlpool to be painted with colonial casing millwork
abutting ceramic tile.
- Pre- finished hardwood in foyer, living, dining &
kitchen / breakfast.
PLUMBING / BATH FIXTURES:
- Delta, Mansfield, Dayton, Lasco or equivalent fixtures
to be used.
- Builder will supply the following; 36"x 36"
neo angle shower in master bath with polished chrome finishes
and a chrome shower door, 5' fiberglass tub / shower in
common bath with polished chrome finishes.
- Mansfield 42" x 72" drop in whirlpool with
Delta polished chrome deck faucet & finishes. Builder
to determine placement of whirlpool deck faucet.
- Delta polished chrome pull out kitchen faucet Model
# 474.

- Dayton stainless steel kitchen sink.
- Mansfield pedestal sink in half bath.
- 48" vanity in common bath with single sink.

ELECTRICAL/LIGHTING FIXTURES:
- Main Electrical service to the house will be underground.
There will be two hundred-amp service. Builder will determine
electrical layout. Builder reserves the right to locate
all telephone, cable, switching, doorbells, etc. Builder
will provide you with a list of fixtures required for the
layout provided.
- The following will be included:
* Twelve recessed lights & five cable / five telephone
outlets.
* One light outlet for motion sensor above garage and back
of house.
* Wiring for two wall sconces in foyer.
* Wiring for ceiling fans in master bedroom and family room.
* Two switched outlets in master bedroom and family room.
* One outlet at panel and two utility lights at basement.
* Builder will install white switches / outlets.
INTERIOR PAINT:
- Interior Walls will have one coat of primer and a
coat of flat latex paint.
- Interior woodwork/doors to be painted white with
semi-gloss paint.
- All interior colors to be chosen from Sherwin Williams
or Benjamin Moore charts provided by builder. If more than
three colors on walls are chosen there will be an extra
charge of $200.00 per room.
KITCHEN / VANITIES:
- Wellborn Forest or equivalent Cinnamon Maple plywood cabinets
and vanities chosen from builder's selection.
- Recessed panel style doors, dovetail drawers, under mount
glides, crown molding & brushed nickel handles.
- Granite counter tops in kitchen with square edge nosing
and 4" granite backsplash. Granite colors to be chosen
from builder's selection: Absolute Black, Toasted Almond,
Ivory / Cream & Dakota Mahogany.
- Kitchen designed for standard size double oven, gas cook
top, microwave and refrigerator. Builder will provide venting
for cook top with installing microwave above; any other
kitchen design that requires customized venting of cook
top will be an additional charge for labor to install.
- Stainless steel kitchen sink to accommodate soap dispenser.
- Formica counter tops with 4" backsplash in all baths
and chosen from builder's selection.
Note: The layout of the kitchen and vanities will be according
to the plan and the
builder's discretion. Please expect minor deviations in
layout.
HEATING AND HOT WATER:
- Gas-two zones forced hot air system with central air.
The system will consist of one (1) unit in basement and
programmable digital thermostats. Design and layout according
to builder.
- Gas - hot water heater will be fifty (50) gallons.
SEWER SYSTEM:
- Private sewer is available.
SMOKE DETECTORS:
- Smoke detectors will be installed to comply with State
code.
MISCELLANEOUS:
- Rough in central vacuum with design at builder's
discretion.
- Water spigots at front and back of the house.
- Closet maid wire shelving in all closets.
- Pull down stairs
- Energy efficient windows
- 12 x 12 pressure treated deck. Design and layout
of deck at builder's discretion.
- Builder will provide mirrors to fit over vanities
and/or pedestal sink
- The house will be broom clean and ready for occupancy.
- Family Room to have vaulted ceiling above featured
window with design at builder's discretion.
- Master Bedroom to have tray ceiling with design at
builder's discretion.
Credits,
Exceptions, Exclusions and Allowances:
1.) Appliance allowance is $1,500.00.
2.) Lighting allowance for all remaining light fixtures
and bulbs is $750.00.
3.) Ceramic tile, marble thresholds, deco's and grout allowance
is $3.00 per square foot. Complex designs and installations
may cost extra and will be priced by builder upon request.
4.) Carpet allowance is $18.00 per square yard. The allowance
includes carpet, pad and installation. Berber, patterns
and non - standard widths may require additional yardage
at customer's expense.
*Please note: allowances to be paid to
buyer at closing.
